Calculator assumptions (not scheme law)
- Installments use a standard reducing-balance EMI. SBP does not publish a formula; Islamic PFIs use rental under Diminishing Musharakah.
- Headline loan is sized at the 5% subsidy rate. Year-11 KIBOR+3% is shown separately and can optionally cap the loan.
- Age-at-maturity defaults (60 salaried / 65 self-employed) are common bank practice. The official FAQ says there is no federal age limit.
- Co-applicant income is optional clubbing, not a married/single gate. Banks differ on how many relatives they allow.
- CIB, valuation, title, and first-home status are not modelled.
